Home
Inspection
By law the seller must
furnish the buyer with the following disclosures.
 |
The state property
disclosure |
 |
The federal Lead
Based Paint disclosure for homes built before 1978 |
Although these documents are
intended to assist the buyer by providing information known by the seller,
this is not enough.
The buyers home inspections
validate the condition of major home systems, including the
plumbing, heating, electrical, structural integrity, as well as any deficiency. They
will also check for pest and wood-destroying insects.
Inspections are considered so
vital that the Greater Sioux City Board of Realtors have established the
Resale Home Disclosure Acknowledgement to be signed by the buyer when an
offer is written.
It is recommended that the
buyer attend the home inspection. Buyers can ask questions about the
repairs and home maintenance. Inspections may take up to two hours. |
